VA BUYERS
Service Eligibility:
- Veterans: Those who served in the active military, naval, or air service and were discharged under conditions other than dishonorable after a minimum of 90 days of service during wartime or 181 continuous days during peacetime.
- Active Duty: Current active-duty service members who meet the minimum service requirements.
- National Guard and Reserve Members: Members who have completed at least six years of service and meet certain criteria.
- Surviving Spouses: Un-remarried spouses of service members who died in the line of duty or as a result of a service-related disability.
Certificate of Eligibility (COE):
- A Certificate of Eligibility (COE) from the Department of Veterans Affairs (VA) is required to prove eligibility for a VA loan.
- COE requirements vary depending on the type of service and discharge status.
- Veterans, active-duty service members, National Guard and Reserve members, and surviving spouses may obtain their COE online through the VA's eBenefits portal or by submitting a paper application.
Credit and Income Requirements:
- While VA loans typically have more flexible credit requirements compared to conventional loans, lenders may still have their own minimum credit score requirements.
- Borrowers must have a stable income and sufficient funds to cover their monthly mortgage payments, living expenses, and other debts.
Property Eligibility:
- Properties financed with VA loans must meet certain requirements set by the VA, including being in a habitable condition, meeting safety and sanitation standards, and being located in an eligible area.
- Certain property types, such as single-family homes, condominiums, and multi-unit properties (up to four units), may be eligible for VA financing.
Occupancy Requirements:
- Borrowers must intend to occupy the property as their primary residence within a reasonable time after closing.
- VA loans cannot be used to finance investment properties or vacation homes.
Funding Fee:
- A funding fee is required for most VA loans, which helps offset the cost of the VA loan program to taxpayers.
- The funding fee amount varies depending on factors such as the borrower's military service, down payment amount (if any), and whether it's the borrower's first time using a VA loan.
Other Considerations:
- Eligibility for VA loans is determined by the VA and may be subject to change based on updates to VA guidelines.
- Borrowers should consult with a VA-approved lender to confirm their eligibility and discuss their options for VA financing.
Meeting these eligibility requirements allows veterans, active-duty service members, National Guard and Reserve members, and eligible surviving spouses to take advantage of the numerous benefits offered through the VA home loan program, making homeownership more accessible and affordable for those who have served our country.
